Golden beaches, charming towns, and a lifestyle soaked in sunshine – welcome to Central Algarve. Whether you’re dreaming of a holiday escape or a forever home, this region strikes the perfect balance between tradition and modern living.


In this guide, we’ll take you through everything you need to know about Central Algarve: where it is, what to do, local property prices, and why it's a hotspot for international buyers.


Where is Central Algarve?

Central Algarve stretches along the southern coast of Portugal, broadly running from Faro in the east to Carvoeiro in the west. This area includes the regional capital, Faro, along with the vibrant inland town of Loulé and the stylish resort hubs of Almancil, Vilamoura and Quarteira. Prestigious resort zones like Vale do Lobo and Quinta do Lago also sit proudly in this region, known for their luxury properties and golfing pedigree. Further west, Albufeira remains one of the Algarve's most well-known coastal towns, and Boliqueime and Carvoeiro offer a more laid-back charm while still being well connected.


Thanks to Faro Airport and the A22 motorway, Central Algarve enjoys excellent transport links, making it easy to explore both east and west coasts or pop over to Lisbon or Spain for a weekend.


Weather & Climate

Central Algarve boasts an impressive average of over 300 days of sunshine per year. The summers, running from June through to September, are typically hot and dry with average daytime temperatures ranging from 28°C to 33°C. Winters are mild, with December to February temperatures averaging between 10°C and 16°C. Even in the quietest months, the skies are often bright and clear, making it a year-round destination for outdoor living.


Fun fact: While rarely enforced, Portugal has an amusing law technically prohibiting urinating in the ocean. Perhaps just a gentle reminder to find the nearest beach bar loo!


Festivals & Events

Life in Central Algarve is full of colour, rhythm and tradition, and the region plays host to some of Portugal’s most anticipated annual events. In February, Loulé comes alive with Carnival, the oldest and most iconic in the country. Expect samba beats, feathered dancers, and satirical floats parading through the historic town centre.


Summer sees Faro celebrate Festa da Ria Formosa, a seafood festival where locals and visitors gather to enjoy fresh oysters, grilled sardines and chilled vinho verde. In June, the cobbled streets of Loulé are transformed for Festival MED, an international music and arts festival celebrating global cultures in a truly local setting.


Albufeira’s New Year’s Eve celebration is also worth noting, with live concerts on the beach and one of the most spectacular firework displays in the region. Another fun fact: during Carnival, Loulé residents are known for creating oversized paper-mâché heads of politicians and celebrities as part of their cheeky social commentary.


Attractions & Experiences

Central Algarve offers something for everyone. In Faro, the historic Old Town invites exploration with its Roman ruins, medieval walls, and the curious Chapel of Bones – an eerie site made from the bones of over 1,000 monks. Vilamoura offers a very different experience, with its world-class marina lined with sleek yachts, stylish restaurants, and designer boutiques. It’s one of Europe’s largest purpose-built resorts, and also a major hub for nightlife and golf.


Nature lovers will adore the Ria Formosa Natural Park, a vast lagoon system stretching along the coast. Ideal for birdwatching, kayaking or boat tours, it’s a haven of biodiversity. Come winter, flamingos add a dash of pink to the golden marshes.


Albufeira is best known for its beaches and bustling old town, while nearby Carvoeiro offers dramatic sea cliffs and scenic boardwalks. One standout is the Algar Seco rock formations, which include a natural lookout point affectionately called "A Boneca" (the doll) due to its dollhouse-like cave window.


Golfing in Central Algarve

Golf is practically a way of life in this part of Portugal. The region is home to some of the most prestigious courses in Europe. In Almancil, the world-renowned Quinta do Lago resort offers three award-winning courses: North, South and Laranjal. Just next door, Vale do Lobo is famous for its Royal and Ocean courses, both offering unforgettable sea views.


Vilamoura is another golf hotspot, with multiple championship courses such as the Dom Pedro Victoria, Millennium, and Old Course attracting players from across the globe. The Royal Course at Vale do Lobo is especially iconic thanks to its cliffside par-3 – easily one of the most photographed golf holes in Europe.


Real Estate in Central Algarve

The property market in Central Algarve is as diverse as its landscape. Buyers can choose from seafront apartments, charming townhouses, modern villas with pools, and luxurious resort homes. A two-bedroom apartment typically ranges between €300,000 and €500,000 depending on location and condition. Villas start around €700,000, with premium resort homes exceeding €1 million.


Over the past decade, prices have shown consistent growth, with average increases of 5 to 7% annually since 2014. The post-pandemic years saw an accelerated demand for space, privacy, and lifestyle-driven relocation, particularly from the UK, Ireland, France, Germany and more recently, North America.


Looking ahead, forecasts remain positive. With continued foreign investment, a strong tourism economy and growing digital nomad interest, property values in Central Algarve are expected to rise steadily over the next 5 to 10 years. Infrastructure upgrades, especially in inland areas, are also attracting attention, and sustainability trends are starting to influence new developments.


The Golden Visa & Where It Applies

Portugal’s Golden Visa programme has been a key draw for non-EU investors. In essence, it offers residency in exchange for investment, typically in real estate or approved funds. Applicants must invest a minimum of €500,000 in property (or €350,000 in renovation projects), and spend an average of just 7 days per year in Portugal to maintain their residency status.


However, recent legislative changes mean that most coastal and high-demand urban areas are no longer eligible for Golden Visa property investments. That said, some parts of Central Algarve still qualify under specific conditions. Inland areas of municipalities like Loulé and Silves may be eligible, especially if the property is located in a designated low-density or interior zone. Additionally, certain resort properties that are categorised for tourism use may still be eligible.


On June 23, 2025, the Portuguese government proposed changes to the nationality law that may impact Golden Visa holders. The draft law includes extending the minimum residency period required to apply for citizenship. While not yet enacted, the proposal is currently under review and may bring significant changes for future applicants. It’s essential to consult with a legal expert before making a Golden Visa-related purchase to ensure compliance with current rules.
