Buying a Property in the Algarve? Sometimes You Need More Than a Property Search

7 min read

You can find properties online. You can compare prices, save your favourites, map out locations and even build a spreadsheet of every house you want to see. But there is one thing the internet can't necessarily tell you: Will this actually work for your life?

This is one of the reasons we believe the role of a buyer's agent goes far beyond finding properties and arranging viewings.

Recently, we started working with a couple who had already done an impressive amount of research before they came to us. They had spoken to estate agents, explored different areas and had even carefully mapped out properties they wanted to see during their two-day viewing trip. In fact, their preparation was so thorough that we jokingly found ourselves asking: “What do you actually need us for?”

Their answer was simple. They hadn't been to the Algarve for many years. They knew things had changed. What they needed wasn't somebody to find properties they could already find themselves. They needed somebody with local experience to help them understand where they should actually be looking — and whether what they were looking at would work for them in the long term.

And that, in many ways, sums up what we do.

Finding a property is only the beginning

The Algarve has an enormous variety of locations and lifestyles. A property can look perfect on paper. It can have the right number of bedrooms, a swimming pool, beautiful views and be within budget. But what happens when you start thinking about how you will actually live there?

  • How far is the nearest supermarket?

  • How easy is the drive?

  • What is the area like outside July and August?

  • Are there restaurants and services open throughout the year?

  • What does the property feel like on a wet winter's day?

  • How much maintenance will that beautiful garden require?

  • And perhaps most importantly: does this location fit the life you want to live?

These are the questions we encourage our clients to consider.

“Future-proofing” means something different to everyone

We have recently used the term “future-proofing” with two very different clients.

One is looking for an investment property that can generate excellent income through short-term holiday rentals. Naturally, rental yield is important. Location, demand and the property's appeal to holidaymakers all matter. But as we got to know him and understand his longer-term plans, we realised there was another important consideration. Eventually, he wants to spend much longer periods of the year in Portugal, particularly during the winter, and he wants to enjoy the property himself with his family. He had initially been considering Albufeira because of its strong holiday rental potential. But personally, he preferred the atmosphere and lifestyle of the Golden Triangle. So the search evolved.

Rather than simply chasing the location that might produce the highest possible rental return, we are looking for somewhere that can deliver strong rental performance and become somewhere he genuinely wants to spend his own time. That's future-proofing.

For another couple, it means something completely different. They are fit and healthy now, but they are also thinking ahead. They don't want to be completely isolated. They want to remain within a comfortable driving distance of a hospital and everyday amenities. They are considering properties without significant inclines, limiting stairs where possible and seeing a ground-floor bedroom as a valuable bonus. They aren't buying a home for the elderly version of themselves. They're simply recognising that circumstances can change.

And the best property for them is one that works brilliantly now, while remaining practical if their needs change in the future.

Sometimes our job is to be the voice of reason

Buying a property is exciting.

You walk through the front door, see the pool, look at the view and suddenly start imagining yourself sitting there with a glass of wine on a summer evening. We understand that feeling. But sometimes, our job is to take a step back.

We recently viewed a property with particularly steep access to the house. The views from the top were lovely. There was no denying that. But this particular property was intended to be placed on the short-term rental market. Our concern wasn't whether our client could personally manage the driveway. It was whether holiday guests would want to do it again. If you're trying to encourage repeat bookings, accessibility and ease matter. A beautiful view doesn't necessarily compensate for an awkward arrival. And ultimately, that's the kind of conversation we are there to have.

Not to tell our clients what they should buy. Not to make the decision for them.

But to ask the questions that might otherwise get lost in the excitement.

The Algarve can change considerably from one season to another

One of the biggest challenges for anyone buying from overseas is that they may only experience the Algarve during a short viewing trip.

Perhaps it's June. The sun is shining, restaurants are busy, the streets are lively and everything feels wonderfully relaxed. But what will it feel like in January?

Some Algarve towns and resort areas become considerably quieter outside the summer and shoulder seasons. For some buyers, that's exactly what they want. For others, it can be a surprise. If you are looking for somewhere with year-round restaurants, activities and a sense of community, we need to consider that when choosing the location.

A beautiful beach view and a lovely coastal walking route may be enough for one person.

For another, it might become frustrating if there is nowhere open for dinner on a Tuesday evening in January. Neither is right or wrong. It's about finding the right fit.

Look beyond the photographs

There is another reason local experience matters increasingly when searching for property in Portugal: what you see online isn't always exactly what you will see in person.

AI-enhanced property photography is becoming increasingly common. Some photographs are subtly enhanced; others can give a considerably different impression of the actual property. And not all listings clearly make this obvious.

We encourage our clients to treat photographs as an introduction rather than the final word.

When we visit properties, we're looking at the things that can be easy to overlook when you're excited about a house.

  • Could there be signs of damp on the side of the building?

  • What do the corners of the ceilings look like?

  • Are there cracks around the pool?

  • Is there evidence of roots causing damage?

  • How does the property actually feel when you're standing inside it?

These observations don't replace a professional survey or technical inspection, but they can help our clients identify questions that need asking and, where appropriate, issues that may become relevant during negotiations.

What about the things nobody puts in the property brochure?

Sometimes the most important questions are surprisingly mundane. Where do you put your bins?

In Portugal, waste collection often involves centralised bin points rather than having your bins collected directly outside your home. That might not sound particularly important when you're viewing a beautiful villa. But if your nearest bin point involves getting in the car and driving ten minutes down the road, is that something you're genuinely happy to do every few days?

Or perhaps you've found a property with 10 hectares of land. It sounds idyllic.

Privacy. Space. Nature. Peace and quiet. But 10 hectares is also a lot of land.

There is maintenance to consider, costs to consider and, particularly in the Algarve, responsibilities around vegetation management and fire risk to consider. We want our clients to understand the whole picture. Because buying the house is only one part of owning the house.

Imagine living there on a rainy Tuesday

This is one of our favourite questions to ask. Everyone can imagine living in a beautiful Algarve villa on a sunny summer afternoon. But what about a rainy Tuesday in February?

  • Where will everyone sit?

  • Is there enough comfortable indoor space?

  • Does the layout actually work for your family?

  • Will you still love the house when the doors to the terrace are closed and the weather isn't cooperating?

The Algarve lifestyle is one of the biggest attractions of living here, but that doesn't mean you should ignore the functionality of the house itself. We encourage clients to think beyond the photograph. Don't just imagine the holiday. Imagine the everyday life.

Your research + our experience

We don't expect our clients to arrive without having done their homework.

Quite the opposite. We love clients who research. We love spreadsheets. We love maps. We love knowing what you've already seen, what you liked, what you disliked and what you've discovered along the way. Our role isn't to replace that research. It's to add another layer to it.

You might know that a property is €750,000, has three bedrooms, a pool and a five-minute drive to the beach. We want to help you understand what those facts mean for you.

Because ultimately, buying property in the Algarve isn't just about finding four walls and a roof. It's about finding somewhere that works for your lifestyle, your priorities, your family, your finances and, where possible, the life you might want to lead several years from now.

We're not here to sell you a house

This is perhaps the most important thing to understand about our role. We don't need you to buy the first property you love. We don't need to convince you that a particular house is “the one”. And we certainly don't want you to make a decision simply because you've travelled all this way and feel you need to come home having bought something.

Sometimes we'll tell you that we think a property is worth pursuing. Sometimes we'll point out things you may not have noticed. Sometimes we'll suggest looking at an entirely different area. And sometimes, we'll simply say: “We're not sure this is right for you. Let's think about it.”

The final decision will always be yours.

Our job is to make sure you have as much relevant information, local knowledge and objective advice as possible before you make it. Because you don't necessarily need someone to find you a property. You need someone to help you find the right one.

And that's where our experience as The Buyer's Agent Algarve can make all the difference.
