Planning a Property Viewing Trip to the Algarve? Here’s What You Need to Know

13 min read

So, you’ve been browsing property portals, saving your favourite villas and apartments, and imagining what life in the Algarve might look like. Perhaps you’ve even booked your flights and started putting together a list of properties you simply have to see.

Exciting, isn’t it?

But before you start filling every day of your trip with back to back viewings, there are a few things worth knowing. Because while a property viewing trip is an important step towards finding your home in Portugal, there is a little more to it than jumping in a hire car and racing around the Algarve from one property to the next.

At The Buyer’s Agent Algarve, we help buyers plan and navigate their property searches every day. We’ve seen what works, what doesn't, and how easily a well intentioned viewing schedule can become an exhausting experience.

So, whether you’re buying a holiday home, planning your retirement in Portugal or looking to make a permanent move, here is our advice on how to make the most of your property viewing trip.

How Many Properties Should You View in a Day?

Let's start with one of the questions we hear most often: how many properties can you realistically view in a day?

Our answer? Three is the golden number. Four is doable, provided the properties are reasonably close together, and anything beyond that can quickly become overwhelming.

Yes, we know you’ve travelled all this way. You want to see as many properties as possible, compare your options and make the most of your time in the Algarve. That makes perfect sense. But there is a difference between seeing a property and actually having enough time to assess whether it could be right for you.

When you arrive at a property, you need time to look around properly, ask questions, take photographs, explore the outside space and get a feel for the place. If you're viewing a villa with land, you may need considerably longer than you would for an apartment. You also need time to look at the surrounding area and consider whether you can genuinely picture yourself living there.

Try doing all of that six times in one day, in the Algarve heat, while keeping an eye on the clock because another viewing is booked in 20 minutes. It doesn't take long for the experience to become a blur of kitchens, swimming pools and front doors.

We will occasionally arrange up to six viewings in a day if time is particularly tight, but we wouldn't recommend it as the norm. You are much better off viewing fewer properties properly than rushing through a long list and struggling to remember which one had the lovely terrace.

After all, the aim isn't to collect the most property viewings. It's to find the right property for you. Too many times we have heard the words 'Which property was that one again?' from a client who went against our advice of 3 properties a day, as we recapped all the properties with them.

Why Google Maps Doesn't Tell the Whole Story

One of the biggest mistakes buyers make when planning their own viewing trips is relying too heavily on the journey times shown on Google Maps.

On paper, it can look wonderfully straightforward. One property is 15 minutes from the next, another is 18 minutes away, and suddenly you’re convinced you can fit six viewings into a single afternoon. Technically, perhaps you can. Realistically, we wouldn't recommend it.

The Algarve isn't made up entirely of wide, straight roads connecting one modern urbanisation to the next. Depending on where you're looking, you could be navigating narrow country lanes, winding roads, unfamiliar junctions and properties tucked away down tracks that take a little longer to find than expected.

Then there is the heat, the possibility of car sickness on winding roads, and the simple fact that estate agents and sellers don't always run to schedule. One viewing running late can have a knock on effect on every appointment that follows.

And let's not forget that you may want to stop for a moment, take in the view, grab a drink or have a proper look around a neighbourhood. Those little things are part of understanding whether an area is right for you, too.

This is why we plan our clients' viewing schedules carefully, rather than simply booking every property that appears to fit within a Google Maps journey time. A little breathing room makes the entire experience much more enjoyable.

Do Your Homework Before You Travel

We know, we know. You're coming to the Algarve for sunshine, property viewings and perhaps a little holiday time, not to spend your evenings doing homework! However, a bit of preparation before you travel can make a huge difference to the quality of your trip.

Get to Know the Location, Not Just the Property

Before we arrange viewings for our clients, we look at each property on Google Maps. We encourage you to do the same with the homes you're interested in.

Look beyond the photographs in the listing. Where is the property actually located? What does the road leading to it look like? Are there neighbouring properties nearby, or is it more isolated than you imagined? How far is it from the shops, restaurants, golf courses or beaches that matter to you?

If possible, use Street View to explore the surrounding roads and get a better feel for the neighbourhood. Bear in mind that Google Maps imagery can be outdated, particularly in areas where properties and developments have changed over the years, so treat it as a useful starting point rather than a definitive picture of what you'll find.

A beautiful villa can look wonderful online, but if the access road isn't what you expected or the location doesn't suit your lifestyle, you may feel very differently when you arrive.

Understanding the location before you travel also helps you make better use of your viewing time. You can arrive with a clearer idea of what to look for and the questions you want to ask.

Work Out Your Total Buying Budget

Before you fall in love with a property, make sure you understand what it will actually cost you to buy it.

We recommend putting together a simple spreadsheet covering your total purchasing budget, including the asking prices of the properties you plan to view and the additional costs associated with buying in Portugal. These can include IMT property transfer tax, stamp duty, notary and registration fees, and legal fees, among other expenses. The important thing is to compare properties on their total cost, not just the price advertised online.

For example, a property at €450,000 may appear to be within your budget, but once purchasing costs and any work you want to carry out are factored in, it could stretch your finances further than you intended. A slightly cheaper property might ultimately make more financial sense.

It is also worth being realistic about negotiations. We have achieved an average reduction of around 10% off asking prices in our experience, but this is absolutely not a guarantee. Some properties sell for considerably less than the original asking price, others achieve a smaller reduction, and some sellers are not willing to negotiate at all.

Every vendor and property is different. Your budget should work at the asking price, rather than relying on a particular discount to make the numbers add up.

Be Open to Exploring Different Areas

You may arrive in the Algarve convinced that you want to buy in one particular town. Perhaps you've visited before, spent a lovely holiday there and can already picture yourself returning year after year. That is a great starting point, but don't be afraid to explore somewhere new.

Sometimes the area buyers think they want and the area that actually suits their lifestyle turn out to be two different places. You might discover that you prefer a quieter village, a different stretch of coastline or somewhere that offers a better balance between amenities, accessibility and property prices.

This is where we encourage our clients to trust us to test their location comfort zone a little. We listen carefully to what you want, but we may also suggest an area you hadn't considered if we believe it could be a good fit.

You don't have to commit to buying somewhere unfamiliar. But seeing it for yourself could open up possibilities you hadn't previously considered.

Don't Forget to Leave Time for Second Viewings

This is one of our biggest pieces of advice: don't plan every single day of your trip around first viewings.

If you are travelling to the Algarve for several days, try to leave at least one day with some flexibility for second viewings, follow up appointments and any legal matters that need attention.

You might view a property on Monday, spend the evening thinking about it, and realise on Tuesday that you have a few more questions. Perhaps you'd like to revisit the garden in better light, check the surrounding area again or bring a family member along for another look. That flexibility is incredibly valuable.

If you decide to proceed with a purchase, you may also need time to meet with a Portuguese lawyer or arrange the signing of a Power of Attorney if you are using one. These appointments need to be coordinated appropriately, so leaving room in your schedule (on a week day) can make the process considerably less stressful.

Even if you don't find the right property on your first trip, having time to revisit your favourites helps you compare them properly before making a decision. You haven't travelled all this way to rush into a purchase simply because your return flight is approaching.

Be Careful with Property Photos. Yes, Even the AI Ones!

We need to talk about property photographs. We understand why beautiful photographs matter. Sellers want their homes to look appealing, and estate agents want to present properties in the best possible light. Professional photography can be incredibly helpful when you're searching for a home from another country. But there is a difference between a well presented photograph and an image that gives you an unrealistic impression of the property.

Photo enhancement tools are increasingly common, and some listings may use AI generated or heavily altered imagery. Rooms can appear brighter, gardens greener and spaces more generous than they feel in reality. In some cases, virtual staging may even make an empty room look furnished.

So, please, take a moment to look closely at the photographs before getting too attached.

Do the windows, doors and furniture appear in consistent positions across different images of the same room? Do the proportions make sense? Does the view from the window match what you can see in other photographs? If something looks a little too perfect, it is worth asking questions. Trust your gut and if you are asking yourself 'Is this AI' - it probably is.

Not every enhanced photograph is misleading, of course, and we wouldn't want you to dismiss a lovely property simply because the images have been professionally edited. The point is to arrive with realistic expectations and remember that photographs are only one part of the picture.

Ultimately, you need to see the property in person. A home can look spectacular online but feel completely different when you walk through the front door. Equally, a property with fairly ordinary photographs might surprise you in the best possible way. Keep an open mind, ask questions and don't let the photographs make the decision for you.

What Questions Should You Ask During a Viewing?

It's easy to get caught up in the excitement of walking around a potential new home, particularly if it ticks lots of boxes. But try to look beyond the obvious features and think about the practicalities, too.

Ask about the condition of the property, any planned or recent renovations, the age of important installations and whether there are any known issues that you should investigate further. Depending on the property, you may also want to understand the water supply, drainage arrangements, access, maintenance requirements and any relevant planning or licensing matters.

One question we always think is worth exploring, where appropriate, is why the vendor is selling.

There may be a straightforward explanation. Perhaps they're relocating, downsizing or selling a second home they no longer use very often. Understanding the circumstances can provide useful context when you come to consider an offer and negotiate a price. Of course, a seller's reason for moving doesn't automatically mean they will accept a lower offer, and any information should be treated sensitively. However, having a clearer picture of the situation can help you approach negotiations more thoughtfully.

If you are working with a buyer's agent, this is also where having someone in your corner can be particularly useful. We can help you identify the questions worth asking, discuss what you have learnt and flag matters that may need further investigation by your lawyer, surveyor or another appropriate professional.

You don't need to become a property expert overnight. You simply need to ask the right questions and make sure you have the information necessary to take the next step with confidence.

Don't Be Surprised If Your Priorities Change

Here is something we see time and time again: buyers arrive in the Algarve with a very clear idea of what they want, only to discover that their preferences change once they start viewing properties.

Perhaps you've spent months searching for a modern apartment near the beach, but after a few viewings you realise you'd rather have a traditional townhouse in a village. Maybe you thought you wanted to be right in the middle of everything, only to discover that a quieter location suits you better. This is completely normal. In fact, it can be one of the most useful parts of the entire process.

You can spend hours browsing property portals, comparing photographs and reading about different areas, but nothing quite replaces actually standing in a property and imagining what day to day life there would feel like. This is also why we strongly believe you should never buy a property without physically viewing it yourself. Photographs, videos and virtual tours can help you narrow down your options, but they cannot fully replicate the experience of being there.

And if you realise after your first day of viewings that your priorities have changed, tell us!

There is absolutely no point in continuing to view properties that no longer suit what you want. We would much rather adjust the plan, explore different options and help you work out what feels right. Your viewing trip should evolve with you. It isn't a test you have to pass, and there is no prize for sticking rigidly to the original plan.

Allow More Time Than You Think You'll Need

Another common mistake is underestimating how long each viewing will take.

You might think you'll be in and out of a property in 20 minutes, particularly if you've already seen dozens of photographs online. But once you're there, you may want to inspect the garden, look at the storage, ask questions about renovations, check the views from different rooms and walk around the surrounding area.

If you're viewing a villa with land, allow around an hour for the viewing itself, plus travel time to the next property. Larger plots and rural properties can take considerably longer to explore properly. It is much better to have a little breathing space between appointments than to feel as though you're constantly racing against the clock.

You may even find that a gap between viewings is the perfect opportunity to walk around the neighbourhood, grab a coffee or simply sit down and discuss your thoughts while everything is still fresh in your mind.

Remember, this is a major purchase. You deserve the time to make an informed decision. Don't rush yourself.

What If You Don't Find Your Dream Home on Your First Trip?

First things first: don't panic!

We know how tempting it can be to approach your viewing trip with the expectation that you'll find the perfect property, make an offer and return home feeling as though everything is sorted. Sometimes that happens, and it is wonderful when it does.

But sometimes you discover that the areas you thought you loved aren't quite right for you. You might realise your budget needs adjusting, that you would prefer a different type of property or that your must have list has changed after seeing what is actually available.

And sometimes, quite simply, the right property isn't on the market at the time you visit.

None of these outcomes means your trip has been a failure.

In fact, you may return home with a much clearer idea of what you want, which areas suit you, what compromises you're comfortable making and which properties are worth pursuing. That knowledge can make the next stage of your search far more focused.

We often find that even when clients don't find their future home on their first trip, they leave with a much better understanding of the Algarve and what they are looking for.

Buying a property in another country is a big decision. It is far better to take the time to get it right than to feel pressured into making an offer simply because you have a limited number of days available.

Why Work with a Buyer's Agent for Your Viewing Trip?

Organising a property viewing trip from overseas can involve a surprising amount of work. You need to identify suitable properties, coordinate appointments with estate agents, plan realistic routes, keep track of your budget and make sure you have enough time to explore the areas around each home. And, as anyone who has ever tried to coordinate a busy schedule will know, things don't always go to plan.

A property might sell before your appointment, an estate agent might need to rearrange a viewing, or someone might run late. When you're trying to manage all of this yourself in an unfamiliar country, it can quickly become stressful.

This is where we come in. At The Buyer's Agent Algarve, we organise your viewing trip around you, your priorities and your budget. We help identify suitable properties, arrange appointments, plan sensible routes and allow enough time to view each home properly.

We can collect you from your hotel or accommodation and take you to your viewings, helping you make the most of your time without worrying about unfamiliar roads, parking or navigating between appointments. If something changes, we handle the arrangements and look at the alternatives. If your priorities change after the first day, we adapt the plan. And if you find a property you love, we can help you understand the next steps and connect you with the appropriate independent professionals.

Most importantly, we work exclusively for buyers. We aren't trying to sell you a particular property from our own portfolio, and we don't charge our clients a fee for our buyer's agent service. Our focus is on helping you find a property that genuinely suits you. You can concentrate on exploring the homes, getting to know the areas and deciding what feels right, while we take care of the organisation behind the scenes.

And even if you don't find your dream home straight away, you can still come away with a much clearer idea of what you want. Your property search should be an exciting step towards your future in Portugal, not a frantic race against the clock.
