Buying a Property in Portugal from Abroad: What Can Be Done Without Leaving Home?

One of the questions we're asked most often by overseas buyers is:
"How many times do I need to fly to Portugal before I can buy a property?"
The honest answer?
It depends.
Every buyer's journey is different, and there's no single formula that works for everyone. Some people find the perfect property during their first viewing trip. Others take a little longer as they refine what they're looking for.
The good news is that modern technology, combined with the right professionals on the ground, means much of the buying process can be completed remotely. In fact, once you've viewed a property, it's entirely possible to complete your purchase without returning to Portugal until you're ready to collect the keys.
Here's what that looks like.
Before You Even Book Your Flight
Many buyers assume there's a long list of paperwork to complete before they can begin their property search. In reality, that's not the case. You can simply book your viewing trip and we'll take care of helping you find the right properties to see.
However, if you're only visiting Portugal for a few days, there are a couple of things we'd recommend arranging beforehand to make the most of your time.
If you don't already have one, it's worth instructing a Portuguese lawyer shortly before your visit so they can begin the process of obtaining your Portuguese NIF (tax number). That way, if you do find a property you love, you can meet your lawyer while you're here and sign a Power of Attorney, allowing them to act on your behalf once you return home.
If you'll need a mortgage, we'd also recommend speaking to a mortgage broker before travelling. A Mortgage in Principle can often be arranged in advance, allowing the bank valuation process to begin quickly if you decide to make an offer.
Neither of these steps is essential, but they can save valuable time later.
Your Viewing Trip Is About More Than Finding a House
One thing we've learnt over the years is that buyers often arrive with a very clear picture of what they think they're looking for.
Then they spend a few days exploring the Algarve...and everything changes.
Perhaps they thought they wanted a modern villa but fall in love with a traditional quinta. Maybe they realise they'd rather walk to cafés than have sea views. Sometimes it's a particular neighbourhood that captures their imagination.
This is exactly why we spend so much time getting to know our clients before they arrive. By understanding your priorities, lifestyle and wish list, we're able to build a carefully planned viewing itinerary. If your requirements evolve during the trip, we can quickly adapt and suggest alternative properties that better fit your new priorities.
So far, we're proud to say that every client who has travelled to Portugal with us has found at least one property they genuinely wanted to pursue.
What Happens If You Find "The One"?
Let's imagine you've returned home after your viewing trip and one property keeps coming back into your thoughts. It happens more often than you might think.
At that point, you simply contact us and we'll begin negotiations with the selling agent on your behalf.
If you haven't already appointed a lawyer, we'll introduce you to one of our trusted legal partners, who can begin the purchase process remotely. They'll carry out all the necessary legal checks, prepare the documentation and, if you've granted Power of Attorney, they'll also be able to sign documents on your behalf when required.
We'll also arrange for an independent surveyor to inspect the property, giving you confidence that there are no unexpected issues before you proceed.
If you're using a mortgage, we'll liaise with your chosen broker and provide all the property documentation they need to keep your application moving.
In short, once you've viewed the property, there's very little that requires you to be physically present in Portugal.
Do I Need a Portuguese Bank Account Straight Away?
Not necessarily.
Many buyers assume opening a Portuguese bank account is one of the first things they need to do. In reality, it's usually required later in the process, closer to completion, when direct debits need to be set up for utilities and ongoing property costs.
Even this can often be arranged remotely, and we're happy to introduce clients to banks that offer account opening for overseas buyers.
Why We Recommend Power of Attorney
Power of Attorney isn't compulsory, but for overseas buyers it's one of the most useful steps you can take.
It allows your lawyer to sign documents, complete legal formalities and keep your purchase progressing without requiring you to fly back to Portugal every time paperwork needs signing.
For buyers travelling from North America, Canada or elsewhere outside Europe, it can save significant time, expense and stress.
It also means your purchase isn't delayed simply because you're unable to be here on a particular date.
Technology Has Made Remote Buying Easier Than Ever
While we always encourage clients to view properties in person before making such an important decision, technology has transformed what can happen afterwards.
Video calls, digital document signing, online banking and instant communication mean we can continue supporting you wherever you are in the world.
Our role is to become your eyes and ears on the ground.
Whether that's attending meetings, arranging surveys, obtaining quotations from builders or simply revisiting a property to answer another question, we're here to bridge the distance between you and your future home.
Every Client Is Different
Some clients prefer to be involved in every decision. Others ask us to take care of as much as possible.
Our role isn't to replace you in the process. It's to make the process work around your circumstances.
If you're able to fly over several times, wonderful. If you only have one opportunity to visit before completion, that's perfectly manageable too.
A Real Life Example
Recently, we worked with a lovely couple from Boston who came to the Algarve simply to explore whether retiring here might be an option in the future.
Their original plan was to move in around two years' time.
Over three days we viewed nine carefully selected properties together. Two stood out, but one kept calling them back.
After returning to the United States, they decided to make an offer. We successfully negotiated €250,000 below the asking price, their offer was accepted and their retirement plans suddenly changed from "maybe in a couple of years" to moving to Portugal within six months.
Since then, the entire purchase has been managed remotely. We've helped arrange surveys, obtained quotations from local contractors for improvements and kept everything progressing while they prepare for their new life in the Algarve.

If we could offer one piece of advice to anyone buying property from abroad, it would be this: Choose your team carefully.
The internet is full of opinions, particularly on social media, and it's easy to become overwhelmed by conflicting advice. Instead, speak with two or three buyer's agents, ask plenty of questions and choose the one you feel most comfortable with.
After all, you'll spend a lot of time together during your property search, so the relationship matters just as much as the expertise.
