When people imagine searching for property abroad, they often picture something similar to a television property programme. A buyer walks out of one property, drives a few minutes down the road and immediately walks into the next one. Everything appears perfectly organised, every property is available to view and the day's schedule runs exactly to plan.


The reality is very different.


For overseas buyers travelling to the Algarve, time is often limited. Many of our clients are visiting Portugal for just a few days and want to make the most of every hour available. What they don't always see is the considerable amount of work happening behind the scenes to ensure their viewing trip is productive, organised and stress-free.

It Starts Long Before Any Viewings Are Booked

Before we begin searching for properties, we take the time to understand exactly what our clients are looking for.


This usually starts with an in-depth consultation where we discuss not only practical requirements such as budget, location and property type, but also lifestyle preferences, future plans and any potential compromises they may be willing to make.


Many buyers begin their search with a broad idea of what they want, but through conversation we can often help refine those requirements. This allows us to focus on properties that genuinely fit their needs rather than wasting time on unsuitable options.

Once we have established a clear brief, we begin searching across the entire market. This includes all major Portuguese property portals, estate agency websites and, where appropriate, our local network of agents and industry contacts.


Because we work closely with many agencies throughout the Algarve, we are often able to hear about properties before they are widely marketed. Occasionally we can also identify off-market opportunities that may not be publicly advertised.


Making Property Searches Easier

One of the most overwhelming aspects of buying abroad is the sheer number of properties available online.


Rather than expecting our clients to spend hours filtering through hundreds or even thousands of listings, we create a carefully curated shortlist based on their requirements.

Some clients prefer to create their own lists using Idealista and share them with us. In these cases, we review each property individually and provide feedback directly within the platform.


This feedback often includes insights that cannot be gained from the listing itself. We may identify when a property's advertised location is misleading, provide context about the surrounding area, comment on renovation requirements, highlight potential concerns or advise whether we feel a property is realistically priced.


Our goal is not to tell clients what to buy, but to help them make informed decisions based on accurate local knowledge.


Researching Properties Before a Viewing Takes Place

Not every property that looks attractive online is worth viewing.


Before we commit valuable viewing time to a property, we conduct as much preliminary research as possible.


This includes gathering additional information from agents, investigating planning history where appropriate and identifying any potential concerns that may not be obvious from the photographs.


For example, we may ask whether there are any unlicensed structures on the property, whether there are known planning issues or whether there are factors nearby that could impact enjoyment of the property.


We also look beyond the property itself. Local knowledge can reveal potential issues such as road noise, neighbouring businesses, barking dogs, seasonal tourism activity or future developments that may affect the area.


This helps clients avoid spending time viewing properties that may ultimately prove unsuitable.


The Challenge of Scheduling Viewing Trips

One of the biggest misconceptions about property searching in Portugal is that viewings can simply be arranged whenever a buyer wants.


In reality, coordinating a viewing trip can be surprisingly complex.


Unlike television property shows, properties are not always immediately available. Some homes are owner-occupied. Others may be holiday rentals with guests staying in them. In some cases, agencies do not hold keys and must arrange access directly with owners.

When dealing with larger agencies, it is also common to speak with several different members of staff before reaching the listing agent who can actually confirm viewing availability.


Many agents are also understandably reluctant to provide precise property locations until a viewing has been confirmed.


As a result, building an efficient viewing schedule often requires considerable coordination and flexibility.


Creating an Efficient Viewing Schedule

When clients travel to the Algarve for a viewing trip, every hour matters.


We therefore spend a significant amount of time planning the most efficient route possible.

This involves identifying the precise location of each property, mapping travel times between appointments and creating a realistic schedule that works geographically.


We ensure there is sufficient time allocated for each viewing so clients never feel rushed. We also build in contingency for delays, additional discussions with agents, traffic and refreshment breaks during longer days.


When a preferred viewing slot is unavailable, the process becomes even more complicated. We may need to rearrange several other appointments to accommodate changes and maintain an efficient route.


The final itinerary may look simple from the client's perspective, but it is often the result of many conversations, adjustments and revisions behind the scenes.


Accompanying Clients Throughout the Day

On viewing days, our role is much more than simply meeting clients at the property.

We collect clients from their accommodation and accompany them throughout the day, removing the stress of navigating unfamiliar roads, finding rural properties or coordinating multiple appointments.


This allows buyers to focus entirely on evaluating properties rather than worrying about directions, parking or timing.


Because we know the local areas well, we can also provide valuable context during the journey between viewings, helping clients better understand different towns, neighbourhoods and lifestyle options.


Asking the Questions Buyers May Not Think Of

When viewing a property, it is easy to become focused on appearance and first impressions.

Our role is to ensure important practical considerations are not overlooked.


We ask questions that many buyers may not think to ask, covering topics such as ownership history, maintenance requirements, utility connections, licensing, access arrangements and future plans for the surrounding area.


We also provide honest feedback and act as a sounding board throughout the process.

Importantly, we are not there to sell a particular property. Our role is to help buyers evaluate each option objectively and reach their own conclusions.


What Happens After the Viewing Day?

The work doesn't stop once the viewings are complete.


Following the trip, we provide detailed feedback to the various agents involved and continue gathering additional information on any properties that have generated interest.

This may include requesting documentation, clarifying outstanding questions, investigating specific concerns or obtaining further details about the property's history.


We also seek to understand the seller's position wherever possible. Understanding why an owner is selling, how long the property has been on the market and their level of motivation can often provide useful information when negotiations begin.


These insights can become valuable when determining both offer strategy and potential negotiation opportunities.
